FRANKLIN, N.C. – Haven Custom Homes, a leader in the construction of custom modular homes, and Sanctuary Communities have begun construction on the first home in Sanctuary Village, a Traditional Neighborhood Development (TND) located in the western mountains of North Carolina and just five blocks from historic Main Street in Franklin.
Created by developers Tim and Iva Ryan and designed to reflect the neighborhoods of America’s past, Sanctuary Village will be a walkable, mixed-use village that will encompass 24 acres of multi-generational living with mansion flats, village houses, tree houses, mountain cottages and a civic/commercial component that will include shops, cafes, book stores, cultural events and community gathering spots a short stroll from homes.
Haven Custom Homes has begun work on the first residence in the community – The Quarters – which is expected to be complete and ready to tour in December. Designed by Haven Custom Homes’ strategic partner, Allison Ramsey Architects, and constructed in modular fashion, the home will be the village’s Welcome Center and Idea Home. It will feature numerous green building techniques and products, which are expected to meet the standards of ENERGY STAR and NC HealthyBuilt Homes Program of Greater Asheville, a voluntary, state-wide green building certification program.

Haven’s modular process produces homes that are durable and more energy efficient, while enhancing indoor air quality and providing a healthier home. The Quarters home has been built in a controlled production facility, which significantly minimizes waste and where materials are better protected from the elements, limiting exposure to moisture and its damaging effects. These tested building methods resulted in The Quarters being delivered to the community nearly 70 percent complete and two times faster than conventional construction methods.
The Quarters home on Market Street will reflect the architecture and style of future homes at Sanctuary Village with a broad front porch, charming roof overhangs and rustic Craftsman and Bungalow charm. When complete, the two-story home will showcase 2,113 square feet with three bedrooms, three-and-a-half baths and an elevator to access all levels of the home. The walkout basement will allow residents to create private guest quarters or an office, making it a perfect space for an in-home office or business. Stainless steel appliances, hardwood floors and a wood burning fireplace add to the home’s spacious design and open layout.
The Quarters is the first of many homes expected to be completed by Haven Custom Homes in Sanctuary Village, all of which will be built to reflect the community’s architectural style and meet the green building standards of NC HealthyBuilt Homes Program of Greater Asheville.

The first phase of construction has begun at Sanctuary Village and will include a Welcome Center and Idea House by Haven Custom Homes, four live-work units, 16 mansion flats units, eight mountain cottages, seven village houses and five tree houses.
Sanctuary Village is the first in-town TND in the western mountains of North Carolina and will include 150 residences when complete. The Village will feature narrow tree-lined streets, rocking chair front porches, nine acres of small parks, squares and walking paths – all within strolling distance to shopping, restaurants, and entertainment in downtown Franklin. There's an architecturally designed housing option for everyone, whether it is a moderately sized single-family home with a garage apartment, a cozy cottage or a mansion flat in a building served by an elevator.
“Our goal is to create a real community – one of those truly great places where people of all different ages, backgrounds, incomes and beliefs live and work next door to each other,” said Tim Ryan, who conceptualized and developed Sanctuary Village with his wife, Iva. “This is a neighborhood that will grow and strengthen through the generations.”
